Annual Report 2024

Achieving Goals with Attainable Homeownership Greenfield Cooperative Bank is committed to fostering homeownership within our community. Part of achieving this goal is ensuring that we have the best people on our team. This year, we welcomed Victor H. Rodriguez, Sr. as Assistant Vice President and Mortgage Loan Officer. Victor’s over two decades of experience further strengthens our lending team, brings valuable expertise to our South Hadley branch, and will help build stronger relationships in Hampden County. We are proud to continue our participation in programs that support aspiring homeowners. Through the Federal Home Loan Bank of Boston’s initiatives, we provided $99,000 in down payment assistance to four families in FY 2024. Additionally, our Pre-Approval Loan program has been instrumental in helping prospective buyers secure financing, facilitating 34 new loans totaling $11.2 million this year. Recognizing the needs of underserved communities, GCB launched the“FTHB Co-op Achieve” and “FTHB Co-op Attain” loan programs in April 2024. These programs cater to first-time homebuyers with low and moderate incomes by offering expanded underwriting guidelines and competitive interest rates. We are confident these new offerings will make homeownership a more attainable goal for many in our community. 1.
